Denver - Central Business District

Is the Central Business District a Good Place to Live:

 

Location and Getting Around: Speer, Colfax, Broadway, 20th, and Lawrence form the outer boundaries of the pentagon-shaped Central Business District neighborhood. 16th Street Free Mall Ride run straight through the middle of the CBD and offers residents of the neighborhood (along with everyone that works or visits downtown) easy access to almost anywhere downtown from the Capitol Building to Union Station.

Housing Options: 193 residences sold in 2021. 0 of them were single family homes. As you would expect, the majority of housing options are 20+ story condo buildings. Brooks Towers, Spire, Ritz-Carlton, and the Four Seasons Private Residences are some of the main condo names you’ll hear in the CBD. The Four Seasons offers the majority of the priciest and largest condo units. Spending over $1M opens you to the priciest 10% of residences in the neighborhood. On the other end of the price range are ~500 SF studio condos selling in the $200Ks.

Shopping and Entertainment: Colorado Convention Center. Denver Performing Arts Complex. 16th Street Mall. Union Station. Rockies’ games. Broncos’ games. Nuggets’ games. Avalanche games. (Soccer fans will have to venture out of the city to Dicks Sporting Goods Complex in Commerce City to watch the Colorado Rapids play.) Larimer Square. RiNo Arts District. LoDo. You are downtown and therefore have tons of amenities nearby.

Parks and Rec: Nothing super notable within the neighborhood boundaries though City Park (largest park in city of Denver), Confluence Park, and others are not that far way.

Land Use: Typical downtown uses. Colorado Convention Center on the south end of the neighborhood takes up the largest piece of land.
