Is Cherry Creek a Good Place to Live:
Location and Getting Around: Bordered by Alameda and actual Cherry Creek to the south, 6th Ave to the north, University to the west, and Colorado to the east.
Housing Options: 284 residences sold in 2021. 27 of them were houses. There are numerous housing options in Cherry Creek. A few income restricted condo units came on the market in 2021 for under $200K. $270K gets you a dated condo (both actual unit and amenities). $320K gets you 675 SF in a decent condo built in 2001. 90% of properties sold in 2021 closed above $475K. If a single-family house isn’t updated, there is a good chance a developer will buy it to scrape the property and replace it with a multiunit residence. The most expensive 10% of properties sold for between $2.4M and $4.7M. These include a mixture of properties - houses, townhomes, and condos. At that price range, it’s not out of the realm of the possibility that the home will include an elevator to get you from floor to floor. Cherry Creek is simply one of the most prestigious places you can call home in Metro Denver.
Shopping and Entertainment: Cherry Creek (Cherry Creek Mall and Cherry Creek North Shopping District) is one of the preeminent shopping destinations in Denver known for upscale shopping and dining options. While Cherry Creek is a destination unto itself, the neighborhood is also close to other notable places in Denver - City Park (Denver Zoo and Denver Museum of Nature and Science), Wash Park, Botanic Gardens, Denver Country Club, and downtown Denver. Colorado Blvd that forms the eastern boundary of the neighborhood is also lined with more big box stores and chain restaurants.
Parks and Rec: Cherry Creek Trail is a notable biking and jogging trail that spans roughly 40 miles from downtown through Cherry Creek neighborhood down to Cherry Creek State Park and eventually to Franktown, a town of a couple hundred people. Gates Tennis Center. Pulaski Park. Manley Park.
Land Use: South of 1st Ave is the Cherry Creek Mall (think upscale mall including stores like Tesla, Lululemon, Restoration Hardware, Neiman Marcus, etc.). Directly north for a couple blocks is Cherry Creek North Shopping District (think local boutiques, restaurants, and art galleries). East of Steele are mainly condos. $2M+ properties are all north of 1st Ave.
