Denver - Gateway-Green Valley Ranch

Is Gateway-Green Valley Ranch a Good Place to Live:

 

Location and Getting Around: Very much east Denver. Bordered by roughly 40th to the south, 56th to the north, Chambers to the west, and Picadilly to the east. Pena Blvd runs north south through the neighborhood and is the main thoroughfare for anyone going to the airport from central Denver. Tower Road also runs north south and is home to multiple hotels (driven by proximity to Denver International Airport), restaurants, and retail. There are also two light rail stations along Pena that residents can use to get downtown or to the airport.

Housing Options: 829 residences sold in 2021. 733 of them were houses. There are some homes from the 1980s, but since Green Valley Ranch is on the outer edge of Metro Denver, there is a good amount of new housing developments. Roughly 5% of the properties that sold in 2021 were affordable housing units. There are also condos and townhomes available in the neighborhood, though close to 90% of listings were for single family houses. Many of the single-family home listings were for age-restricted 55+ plus residences. Green Valley Ranch has more of a suburban feel than most other neighborhoods in city of Denver. While its distance to downtown may be similar to neighborhoods on the southern edge of Denver, those other neighborhoods are older and thus more established.

Shopping and Entertainment: Tower Road provides residents with grocery stores, restaurants, gas stations, etc. Green Valley Ranch Beer Garden is a fun place to check out a game and enjoy dining indoors or out. Home Depot, Best Buy, etc. are south of Green Valley Ranch. For an outdoor mall type feel, residents might venture west on I-70 to The Shops at Northfield or take the E-470 toll road south to Southlands in southeast Aurora.

Parks and Rec: Walking and biking access to Rocky Mountain Arsenal is just northwest of Green Valley Ranch. There you’ll see bald eagles, deer, and bison. Town Center Park in the middle of Green Valley Ranch has baseball fields, soccer fields, skate park, rec center, etc. Parkfield Lake Park on the western edge is also notable for its similar amenities, including the Montbello Rec Center (the Montbello neighborhood is directly across Chambers Road). Green Valley Ranch Golf Club also serves as a nice amenity for nearby golfers and has hosted professional golf events. There is also a 9-hole par 3 course for those not looking to use their driver. And for those that want to put away all their clubs, there is a disc golf course in the neighborhood. Access to the notable High Line Canal is also available for those looking to walk, run, or bike - and possibly a very long way as the High Line Canal trail runs 70+ miles.

Land Use: A lot of what you would expect in a newer, suburban type neighborhood - lots of homes, a few grocery stores, restaurants, schools, parks, trails, etc. The Pena Smart City is a cool concept to look into as it develops over the coming years.
