Commerce City

Is Commerce City a Good Place to Live: Commerce City spans a large portion of northeast Metro Denver. It wraps around Rocky Mountain Arsenal National Wildlife Refuge, a 15,000-acre site that is home to bison, deer, Bald Eagles, and 300+ other species. To a large extent, Commerce City could generally be categorized into two distinct areas - “old” Commerce City (median year built of 1955) and “new” Commerce City (median year built 2013). Those that live in the “old” part of the city get a smaller home closer to Downtown Denver. Those that live in the “new” part of the city get a larger home most likely in a masterplanned community closer to the airport. When looking at a map, those properties south of 88th Ave (roughly splitting Rocky Mountain Arsenal in two) are more so “old” while those north are more so “new.” This doesn’t mean there aren’t outliers, but it does serve as an easy way to start distinguishing one neighborhood from another in Commerce City.

 

Commerce City: 1,354 listings. 1,103 houses. $175K to $1.250M. $555K (median house price) gets you 2,664 SF, 3 bed, 3 bath residence built in 2006 (2022 data).

“Old” Commerce City Neighborhoods: 264 listings. 217 houses. $175K to $950K. $410K (median house price) gets you 1,440 SF, 3 bed, 2 bath residence built in 1955 (2022) data.

Wedge East of Rt 6/Interstate 76 - South of 88th Ave - West of Rt2 - 72 listings. 72 houses. $210K to $497K. $410K for 1,408 SF, 3 bed, 2 bath house built in 1955. No HOA. Roughly 20% of the listings speak of the opportunities that exist through zoning, redevelopment, scrape and build new, lot size, etc. Mile Flea Market. Adams City Middle School. Elementary School. Large amount of industrial warehouse use in the area. Bordered on the east by Rocky Mountain Arsenal National Wildlife Refuge.

Wedge East of Interstate 76 - West of Rt 6 - North of 36/270 - 27 listings. 27 houses. $175K to $950K. $397K for 1,014 SF, 3 bed, 1 bath house built in 1954. No HOA. Second highest listing went for $400K less than top listing (sold $545K). Light rail station at 72nd Ave is two stops from Union Station. Fairfax Park. Derby Art District. Multiple listings mention lot size, zoning, and potential. Most housing south of 74th Ave and east of the light rail line. Alsup Elementary and Adams City Middle School. Multiple homes list Adams City or Adams Height as the neighborhood. South Platte River cuts through the west side. Like other parts of south Commerce City, there are a number of industrial warehouse and storage uses.

Wedge East of Rt 2 - West of Quebec - North of 36/270 - 153 listings. 128 houses. $195K to $800K. $410K for 1,538 SF, 3 bed, 2 bath house built in 1955. No annual HOA fee. Second highest listing sold for $620K. Roughly 20 of the listings were for paired homes in the new Greyhound Park development. These made up the majority of the higher priced homes in the area. To the east is Dick’s Sporting Goods Park where the Colorado Rapids soccer team plays. To the east of that is a section of Central Park neighborhood which is newer and has a higher price point. Paradice Island Pool at Pioneer Park is a city-owned outdoor waterpark with reasonable entry fees.

“New” Commerce City Neighborhoods: 1,090 listings. 861 houses. $301K to $1.250M. $575K (median house price) gets you 2,933 SF, 4 bed, 3 bath residence built in 2013 (2022 data).

Aberdeen- 28 listings. 0 houses. $301K to $415K. $357K for 1,772 SF, 3 bed, 3 bath townhome (no houses) built in 2021. 26 of the 28 listings were for new construction known as Parkway Residences. The other 2 listings were directly south at Bonnyview at Aberdeen. Both developments are surrounded by open land and bordered by 104th to the south and a short drive to Interstate 76 to the west and Highway 2 to the east.

Aspen Hills - 22 listings. 0 houses. $330K to $410K. $390K for 1,411 SF, 3 bed, 3 bath residence (no houses) built in 2018. Currently one townhome complex built in multiple phases starting in early 2000s. Off of 104th across from a King Soopers-anchored shopping center known as Reunion Marketplace Center.

Belle Creek - 36 listings. 32 houses. $333K to $650K. $505K for 2,076 SF, 3 bed, 2 bath house built in 2003. Northwest corner of Highway 85 and 104th Ave. Walk along Belle Creek Trail to local park and rec center, Belle Creek Charter School (5-day school week), community garden, and a few neighborhood shops within Belle Creek. Ziggi’s Coffee, McDonald’s, and Taco Bell are at one entrance to the neighborhood. Listings promote community events for Christmas, Halloween, Easter, etc. along with movie nights in the park and food trucks. Most homes built in early 2000s though western side has streets of homes built around 2018.

Buckley Ranch - 25 listings. 25 houses. $419K to $735K. $563K for 3,028 SF, 4 bed, 3 bath house built in 2014. Southwest corner of 104th Ave. and Landmark Dr. While technically all part of Buckley Ranch neighborhood, Second Creek Open Space runs through the middle of the neighborhood with no connecting streets. That leaves the western portion feeling more like the adjacent Fronterra Village and the eastern portion feeling more like the adjacent Reunion. Because of large amount of green space, more homes advertise a pretty spectacular mountain view than most other neighborhoods. Second Creek Open Space has over 4 miles of trails. Walk to Second Creek Elementary, Stuart Middle School, and Fronterra Park. A second, smaller playground is on the eastern side of the neighborhood. Multiple homes over 4K SF.

Buffalo Highlands - 73 listings. 55 houses. $440K to $718K. $605K for 3,084 SF, 3 bed, 3 bath house built in 2021. Southwest corner of Reunion Parkway and 96th Ave. West of Second Creek Farm. Adjacent to Rocky Mountain Arsenal National Wildlife Refuge, thus homes on west side have almost completely unobstructed mountain views. Currently consists of paired homes built by Lennar and single-family houses built by Meritage. Small park within the neighborhood.

Buffalo Mesa - 29 listings. 29 houses. $518K to $680K. $575K for 2,864 SF, 3 bed, 3 bath house built in 2005. Northeast corner of Chambers and 104th Ave. Adjacent to Reunion. Western edge is open space that allows for mountain views for a number of homes. Neighborhood pool, playground, and sand volleyball court. Trails throughout. Walk to Landmark Charter School that offers K-8 education.

Buffalo Run East - 103 listings. 46 houses. $360K to $965K. $670K for 4,176 SF, 4 bed, 3 bath house built in 2015. East of Chambers from 112th to 120th Ave. Variety of housing options. Large homes (and large condos) situated around Buffalo Run Golf Course - and thus many have good views. Easy access to Interstate I-76 and 470 (outer loop of metro Denver that is toll road for eastern half of city - including roadway outside Commerce City). Villages East Park offers playground for little kids and older kids along with basketball hoops, covered picnic area, and large field with softball diamond - one of the better parks in Commerce City.

Buffalo Run West - 26 listings. 26 houses. $423K to $625K. $500K for 1,504 SF, 3 bed, 3 bath house built in 2003. Southwest corner of 120th and Chambers. Stampede Park is one of the larger neighborhood parks in Commerce City. With open space to the west, a number of homes have mountain views.

Dunes Park - 21 listings. 8 houses. $365K to $615K. $528K for 2,572 SF, 3 bed, 3 bath house built in 2003. Northwest corner of Highway 85 and 112th Ave. Consists of The Lakes at Dunes Park condos and houses from the early 2000s. Some houses have water views courtesy of the Dunes Reservoir to the north. Basketball court and field on western edge with outdoor pool in the center of the community.

Eagle Creek - 20 listings. 14 houses. $367K to $625K. $535K for 2,278 SF, 4 bed, 3 bath house built in 2003. Wedged into the northeast corner of Highway 2 and 96th Ave. Established in 1997 and currently home to 382 residences. Walking path and green space that cuts through center of neighborhood provide a number of residents with a sense of openness when they look out their back window (along with small playground, climbing wall, and half-court basketball). Walking across 96th Ave, residents will find themselves on the Arsenal Perimeter Trail that appropriately makes it way around a large portion of Rocky Mountain Arsenal National Wildlife Refuge.

Foxton Village - 20 listings. 20 houses. $445K to $580K. $530K for 2,097 SF, 3 bed, 3 bath house built in 2004. Nestled south of 104th and 96th Ave and Potomac and Chambers. Vacant land on three sides provide better views than most neighborhoods though unknown for how long the land will sit vacant. Some listings state lower taxes than Reunion.

Fronterra Village - 74 listings. 52 houses. $350K to $660K. $550K for 2,757 SF, 4 bed, 3 bath house built in 2004. Northeast corner of 96th Ave. and Chambers. TWO CONDO COMPLEXES???? Being just north of the massive Rocky Mountain Arsenal and Wildlife Preserve as well as just east of currently vacant land, some homes will have mountain views. Second Creek Open Space is on the east side. Walk to Second Creek Elementary and Stuart Middle School. Fronterra Park is 18.5 acres and the most notable park though Badger Park is within the neighborhood as well. King Soopers, Dutch Bros. Coffee, and other retail establishments are just down Chambers Rd.

Harvest Meadows - 6 listings. 6 houses. $475K to $705K. $633K for 4,911 SF, 4 bed, 3 bath house built in 2006. Small neighborhood of large suburban homes west of Fronterra Village, west of Chambers Rd. Just south of Reunion Marketplace Center, home of King Soopers, Dutch Bros. Coffee, and other retail establishments. Small park in center of neighborhood. Vacant land on three sides of neighborhoods (unknown for how long) provides mountain views for now.

North Range Village - 14 listings. 14 houses. $430K to $576K. $483K for 1,599 SF, 3 bed, 3 bath built in 2002. Northeast corner of 104th Ave. and Potomac. Across the street from Turnberry and Potomac Farms. Just south of $32M+ Bison Ridge Rec Center (indoor pool, water slide, indoor/outdoor workout area, pickleball courts, gymnastics center complete with rings, bar, etc., and multiple indoor basketball courts). Small park and playground in center of neighborhood. Lower end of price range for the neighborhood do not have basements.

Potomac Farms - 26 listings. 26 houses. $498K to $650K. $545K for 2,884 SF, 3 bed, 3 bath built in 2004. Northwest corner of 104th and Potomac. Walking distance to Turnberry Elementary. Down the street from $32M+ Bison Ridge Rec Center (indoor pool, water slide, indoor/outdoor workout area, pickleball courts, gymnastics center complete with rings, bar, etc., and multiple indoor basketball courts). Neighbors large Turnberry neighborhood and thus 10-acre Turnberry Park with a theme inspired by the children’s book “The Very Hungry Caterpillar.”

Prairie Farm - 39 listings. 17 houses. $420K to $735K. $581K for 2,347 SF, 3 bed, 3 bath house built in 2019. Southeast corner of 100th and Reunion Parkway. Includes newer duplexes referred to as Urban Collection at Eastpoint. All listings have build date of 2019 or newer which results in more homes having a more updated feel than other neighborhoods. Because of its location, the neighborhood feels like the southeast corner of Reunion Southlawn even though it is not and residents would have to pay guest fees to go to the Southlawn Pool, Reunion Rec Center, etc. Vacant land to the east and much of the west currently allows for views for multiple homeowners - the vacant northwest corner of 96th Ave and Reunion Parkway is the site of a future high school.

Reunion - 170 listings. 153 houses. $375K to $1.250M. $610K for 3,166 SF, 4 bed, 3 bath house built in 2016. Multiple areas constitute as “Reunion” though for additional clarity, one could separate them into three geographic areas - Reunion (northwest corner of 104th and Tower), Reunion Southlawn (southwest corner of 104th and Tower), and Reunion Ridge (further west at 104th and Chambers). Includes Parkside at Reunion townhomes, carriage homes with shared paver driveways (including some with rooftop deck), single family homes with alley garage access, typical single family homes, and a gated community. The highlight of the neighborhood is the 52-acre park with two ponds, rec center including outdoor pool with water slide and indoor basketball court, and non-profit Reunion Coffee Shop with mountain views. Community events are held throughout the year. Multiple trails and other parks are scattered around the neighborhood along with Reunion Elementary, Landmark Charter School for K-8, and STEAD (Science, Technology, Engineering, Agriculture, Design) Charter High School. The Reunion Southlawn pool is across 104th. Multiple homes line the fairways of Buffalo Run Golf Course (and Bison Grill). Reunion Town Center (by STEAD High School) is a possible mixed-use development at 104th and Tower Rd once promoted by the developer, though whether it actually comes to fruition is unknown. A 55+ Reunion community is planned west of Chambers, roughly behind the existing King Soopers-anchored shopping center. Additional new Reunion construction is happening by Buffalo Run Golf Course.

Reunion Ridge - 46 listings. 46 houses. $465K to $760K. $586K for 3,219 SF, 4 bed, 3 bath house built in 2022. Reunion Ridge is an expansion of the Reunion neighborhood that is further east down 104th, with multiple other neighborhoods in between. It is still being built out. While there are walking trails, the main amenities mentioned for the neighborhood (52-acre park, rec center, neighborhood coffee shop, etc.) are found at Reunion Parkway and 106th Ave. While Reunion Rec Center is nice and membership is included in in HOA and taxes, the $32M+ Bison Ridge Rec Center on Potomac is actually closer and offers more considering they are a city rec center rather than a neighborhood rec center. An annual membership is $200 for adults. Oakwood, Lennar, and TriPointe each offer homes within Reunion Ridge.

Reunion Southlawn - 97 listings. 92 houses. $387K to $808K. $575K for 2,967 SF, 3 bed, 3 bath house built in 2013. Southwest corner of 104th and Tower Rd. Listings highlight same amenities as those in Reunion just across 104th. Southlawn Park features a pool with beach entry and swim lanes, playground, open field, and possibility of future sports courts of some kind. Southlawn Elementary opened in Fall 2022. The eastern edge of the neighborhood made up of the Oakwood Carriage Home Collection has an additional playground as well. With Second Creek Open Space to the southwest, some homes have magnificent views of the Front Range and downtown Denver. Surrounded by Buckley Ranch, Fronterra Village, Buffalo Highlands, Second Creek Farms, Prairie Farm, and, finally, the central part of Reunion.


Metro district property tax is a big deal in metro Denver. A $500K loan approval in one part of town might equal the monthly payment of a $600K loan approval in a different part of town - all because of property tax. Chat with Matt.

River Oaks - 14 listings (6 more listings state Henderson address). 7 houses. $380K to $647K. $568K for 3,987 SF, 4 bed, 4 bath house built in 2006. Wedged into southwest slice of Interstate 76 and 112th Ave. Across 112th Ave from River Run. Villas at River Oaks townhomes built in 2006-2008. Relatively larger houses built roughly same timeframe.

River Run - 39 listings. 39 houses. $420K to $700K. $519K for 2,179 SF, 4 bed, 3 bath house built in 2001. No metro district. Sandwiched between Highway 85 and Peoria on the west and east and 112th Ave. and 118th Ave. to the south and north. Eastern edge of the neighborhood are outliers with 3+ acres of land vs the majority of homes on roughly 0.15 acres. Stillwater neighborhood to the north is essentially an extension of River Run. Thimmig Elementary School and River Run Park are in the middle of the neighborhood. A number of walking paths, fields, and open space are scattered throughout.

Second Creek Farm - 15 listings. 15 houses. $470K to $593K. $556K for 2,361 SF, 4 bed, 3 bath house built in 2021. Northwest corner of 88th Ave. and Tower Rd. Developed by LGI Homes. No basements in the 15 listings reviewed. 6 floorplans to choose from. Neighborhood park.

Settler’s Crossing - 5 listings. 5 houses. $563K to $815K. $711K for 2,790 SF, 4 bed, 3 bath house built in 2022. Brand new neighborhood. Northeast corner of 96th Ave. and Tower Rd. Builder’s website highlights future parks, playgrounds, and trails.

Stillwater - 9 listings. 9 houses. $520K to $745K. $588K for 3,515 SF, 4 bed, 3 bath house built in 2007. Southwest corner of 120th Ave and Peoria. Adjacent to River Run on the south with connecting streets that provide access to the same amenities. Larger homes.

The Village/Outlook - 29 listings. 23 houses. $332K to $735K. $580K for 3,188 SF, 3 bed, 3 bath house built in 2010. Pretty much the northern most neighborhood in Commerce City - some listings call it Brighton. North of 120th Ave and east of Chambers, pretty much where Interstate 76 runs into the 470 toll road loop. Outlook Park is in the middle of the neighborhood.

Turnberry - 75 listings. 75 houses. $480K to $720K. $570K for 3,075 SF, 4 bed, 3 bath house built in 2017. Adjacent to Potomac Farms in northwest corner of 104th and Potomac. Down the street from $32M+ Bison Ridge Rec Center (indoor pool, water slide, indoor/outdoor workout area, pickleball courts, gymnastics center complete with rings, bar, etc., and multiple indoor basketball courts). Centered around Turnberry Elementary School and Turnberry Park (10-acre park and playground with theme inspired by the children’s book “The Very Hungry Caterpillar.” Turnberry is still being built out. A large percentage of homes have an unfinished basement. Lennar (builder) homes in Turnberry have solar panels. Pour Tap House, Starbucks, and a few other retail establishments are at one entrance to the neighborhood.
