Denver - North Capitol Hill
Is North Capitol Hill a Good Place to Live:
Location and Getting Around: Bordered by Colfax to the south, Downing and Park Ave to the east, 20th to the north, and Broadway to the west. Light rail station on northwest corner at Welton and 20th.
Housing Options: 145 residences sold in 2021. Only 8 of them were houses. Prices range from mid-$100K to over $3M. At the lower end of the price range are older condos roughly 350 to 650 SF for ~$150K to $350K. A number of condos built in late 90s and early 2000s. Nothing crazy stands out about the higher end of the price range - can get you an actual house rather than a condo and considerably more square footage. The priciest sale sold for over $1M over the next highest transaction in the neighborhood for 2021.
Shopping and Entertainment: 17th Ave is affectionately known as “Restaurant Row” from Broadway east to City Park with 25+ unique, local, restaurants, coffee shops, and bars. Walking across Broadway takes you to the CBD and another large assortment of shopping and dining.
Parks and Rec: While there aren’t any notable parks within the neighborhood limits, Cheeseman Park, the Botanical Gardens, and City Park (300+ acres - largest park in city of Denver - home of the Denver Zoo and Denver Museum of Nature and Science) are a short bike ride away.
Land Use: 17th and Colfax have a large number of restaurants and other commercial uses. The rest is largely residential - including 100+ year old homes and condos to newer mid-rise and high-rise buildings.
