Is Athmar Park a Good Place to Live: Residents of Athmar Park love the proximity to Denver amenities. Athmar Park might be the place for you if you are interested in a neighborhood where the typical home is a 1950s build of 1200+ SF in the $450K range (2021). You like the idea of walking to the neighborhood parks but are okay with most likely driving to food/retail as those options are located more so along major commuting thoroughfares. You appreciate the eclectic mix of food/retail options on Alameda and Federal. You want to be less than a 15-minute drive of downtown Denver. You might even want to bike downtown for a ballgame or explore other parts of Denver via its vast trail system accessible to Athmar Park via the South Platte River Trail.

 

Getting Around: Bordered by Alameda to the north, Mississippi to the south, Federal to the west, and Santa Fe/Highway 85 to the east. Roughly 10 minutes south of downtown Denver. Or be there in 15 minutes on a bike.

Shopping and Entertainment: Chain Reaction Brewing Company. Overland Golf Course. Costco. Eclectic mix of retail on both Alameda and Federal. Starbucks. Santiago’s. The Crawling Crab. New Saigon. Baker’s Palace. Tarascos. The Empress. Little Saigon Business District for authentic Asian and Mexican restaurants.

Parks and Rec: Huston Lake Park offers 1-mile walking loop with workout stations, tennis, pickle ball, sports fields, playground, fishing - all with mountain views. The South Platte River Trail offers 28+ miles of paved, multi-use trail offering access through Denver’s urban landscape featuring grasslands, industrial, and mountain views all in one trail. Vanderbilt Park and Johnson-Habitat Park front the South Platte River and serve as one of the Crown Jewels of the Greenway Foundation and the River Vision Implementation Plan. Aspgren Park is one additional, small green space for the neighborhood.

Land Use: In exploring the neighborhood, you’ll find a majority of homes from the 1950s. While some have encountered some nice interior renovations, Athmar Park hasn’t quite reached the point of numerous scrape and build new projects that other, pricier neighborhoods in metro Denver have. The majority of land within Athmar Park is dedicated to single family homes with a bit of industrial on the east side and finally met with the nature project along the South Platte River along the neighborhood’s eastern border.

Athmar Park vs Surrounding Neighborhoods/Areas: While there are 70+ Denver neighborhoods, major thoroughfares do a decent job of dividing the neighborhoods into different quadrants that can then be broken down even more. Athmar Park could be considered in the southwest quadrant separated to the north by Colfax and to the east by I-25 and Santa Fe (Highway 85). While the northwest quadrant including neighborhoods such as Sloan Lake, Berkeley, Highlands would be considered a more prestigious area of Denver (as expressed in higher home prices), Athmar Park stands out as one of the nicer neighborhoods in the southwest quadrant of neighborhoods.
