Is Regis a Good Place to Live: Regis might be the place for you if you are interested in a neighborhood where the typical home is a 3 bed, 2 bath home of almost 1,700 SF built in the 1940s and selling for $581K (2021). Your commute is obviously short if you are a student or employee of Regis University’s main campus, and the neighborhood’s namesake. You appreciate having a Denver municipal golf course, trail system (Clear Creek Trail), and Inspiration Point Park (established in 1909 and featuring the highest point in the city of Denver). You like having access to a few trendy restaurants but are okay with I-70 serving as a divider (with underpass access) between you and the more popular retail section (restaurants, art galleries, trendy shopping) of Tennyson Street in the Berkeley neighborhood to the south.
Transportation: Bordered by 52nd Ave to the north, I-70 to the south, I-76 to the west, and Federal Blvd to the east. Northwest Denver neighborhood. Under 15 minute drive to Downtown Denver (Union Station). Bus access downtown available but light rail probably doesn’t make too much sense to get downtown from Regis - drive 5 minutes to light rail station, park, and wait for next train or drive a little over 10 minutes directly to downtown. Home listings will note the new G-Line light rail station roughly two miles away.
Shopping and Entertainment: The Noshery Breakfast and Lunch Eatery. Rocky Top Tavern. Goldspot Brewing. Brooklyn’s Finest Pizza. Dubble Dutch. Rocky Top Suppin and Painting. Lowell Blvd (southwest of Regis University) trendier than Federal Blvd.
Parks and Rec: Inspiration Point Park features the highest elevated point in the city of Denver along with walking trails and gardens. The park overlooks Ralston Valley with scenic views of Denver and the Rocky Mountains. It’s currently undergoing substantial renovations. Willis Case Golf Course is a Denver municipal 18-hole golf course. Clear Creek Trail stretches from Golden to Commerce City and through the Regis neighborhood.
Land Use: Inspiration Point Park, Willis Case Golf Course, Regis University, and architecturally interesting residential housing (craftsman bungalows, tudors, mid-century ranch, etc with a scattering of newer multifamily/duplex/townhome/single family along Lowell Blvd and near Inspiration Point Park). Regis University (Northwest Campus) is the main campus of the school that began as a boy’s prep school founded in 1887 and became a college in the 1940s. Becoming Regis University in 1991, the private school now serves an enrolled student body of roughly 7,000 students and a yearly tuition of just under $40K for a fall and spring semester.Federal Blvd serves as a main thoroughfare through town with more traffic and chain restaurants/retail uses than other corridors. Very little pure commercial or industrial land use in the Regis neighborhood.
Regis vs Surrounding Neighborhoods: Regis is obviously ideal if you are making a daily commute to Regis University. From a larger metro Denver standpoint, Regis offers easy access (via car most likely) to other notable parts of town - pedestrian friendly and mom-and-pop type retail along Tennyson St in Berkeley neighborhood to the south, similar feel at 32nd and Lowell and Highland Square, and the revitalized and growing in popularity Old Towne Arvada to the northwest. The cachet of neighboring Berkeley can be seen in the number of property listings technically in the Regis neighborhood but marked as Berkeley on the subdivision line item of the MLS.
