Denver - Barnum West
Is Barnum West a Good Place to Live: Barnum West is a southwest neighborhood in the city and county of Denver. While the neighborhood consists mainly of single family homes, many selling their homes will make note of the neighborhood’s close proximity (a few minutes drive) to area attractions such as downtown Denver, Belmar in Lakewood, Sloan Lake, and Edgewater Public Market. The median home is a 3 bedroom, 2 bath, 1,450 SF residence from 1954 and selling for $421K in 2021.
Location and Getting Around: Bordered by 6th Ave to the north, Alameda Ave to the south, Sheridan to the west, and Perry to the east. Multiple bus stops along 1st Ave, though there are no light rail stops within the neighborhood.
Where to Live: 89 homes sold in 2021. 88 of them were a house (versus condos, townhomes, etc.). There are very few, if any, apartments in the neighborhood. When reviewing those homes that sold, the cheapest 10% were houses roughly $350K or less with many of them mentioning “investment home” or a “fix and flip” or “starter home.” On the other end, the most expensive 10% were houses in the $550K-$630K range, roughly 1300-2600 SF, and modestly updated interiors. Some neighborhoods almost have sub neighborhoods within the boundaries because of how the homes differ. The housing across Barnum West is relatively uniform.
Shopping and Entertainment: Very little shopping within the neighborhood but a short drive to Belmar Shopping District (Target, Best Buy, restaurants, etc.) in Lakewood.
Parks and Rec: Weir Gulch Trail runs diagonally through the neighborhood. Other than that, homeowners will be traveling outside of the neighborhood for parks and recreation.
Land Use Around Town: The large majority of Barnum West is single family residential homes. There is a scattering of churches and retail/restaurants. Newlon Elementary School is the sole school within the neighborhood boundaries. Visitors will have to find a hotel outside the neighborhood. There is very little developable land.
