Is Southmoor Park a Good Place to Live: Southmoor Park is a south Denver neighborhood that encompasses a wide range of housing options from mid-level apartments to $1M+ single family homes with condos, senior housing, and mid-level suburban housing in between. Bordered by two of the most prestigious areas in Metro Denver (Cherry Hills Village and Greenwood Village). Easy access to Interstate 25 gets you north or south quickly and Interstate 225 will get you on your way to the airport. The median home is a 3 bedroom, 3 bath, 2,068 SF residence from 1966 and selling for $496K.
Location and Getting Around: An oddly shaped neighborhood, Southmoor Park is bordered on north by Hampden, the south by Belleview, the east by I-25, on the west roughly by Happy Canyon and Monaco. Southmoor Station on the north and Belleview Station on the south are both options for jumping on the light rail system to downtown or the airport.
Housing Options: 84 residences sold in 2021. 33 of them were single family homes.
Shopping and Entertainment: Southmoor Park is anchored by two main retail areas within the neighborhood. Belleview Station is a light rail stop plus mixed-use destination near Belleview and I-25 (south end of the neighborhood). Corvus Coffee and Urban Egg provide breakfast-focused offerings, while Los Chingones, Tap & Burger, La French, Yampa, and Ruth’s Chris Steakhouse all offer unique dining experiences for residents and office workers in the spaces above the first floor retail. On the north end of the neighborhood, the soon-to-be-open Amazon Fresh will anchor the Happy Canyon Shopping Center that’s home to more chain-like offerings such as Starbucks and Dunkin in addition to local go-tos like Duffeyroll Bakery Cafe and Birdcall. Both shopping areas offer a variety of workout options such as Barre 3, CorePower Yoga, Orange Theory Fitness. For the nice weather months, Belleview Station offers a Sunday farmers market along with outdoor concerts put on by the Big Wonderful inside an actual dog park and beer garden.
Parks and Rec: Thomas Jefferson High School offers a bit of green space and the dog park at Belleview Station offers a place for your furry friend. The High Line Canal is outside the neighborhood but is worth the journey outside neighborhood boundaries as it offers 70+ miles of trails through upscale neighborhoods and connects to the Cherry Creek Trail taking bikers to Downtown Denver. Westlands Park, a mile south of Belleview Station, again is outside neighborhood boundaries but offers well manicured fields, playground, basketball courts, pickle ball courts, incredible mountain views, and even an outdoor musical instruments section. While dwarfed in size compared to the more well known Wash Park, City Park, and Sloan Lake, Westlands Park has got to be one of the nicer, more upscale parks to take your kids to on an early evening as the sun sets.
Land Use: The north end of Southmoor Park consists of retail at Happy Canyon Shopping Center, Thomas Jefferson High School, and single family homes. As you travel south along Happy Canyon Road, you’ll run into the start of the Denver Tech Center, consisting of suburban mid-rise office buildings. As you drive throughout the south end of the neighborhood, you’ll find apartment complexes from the early 2000s, townhomes, condos, senior living. Belleview Station is where the newest development is happening with newer apartments, 10+ story office buildings, retail, etc. As a former golf course, the area has seen new buildings popping up every year for the past 5+ years with more raw land planned out for future development. If you want your typical quiet neighborhood, go north. If you want to walk to restaurants, light rail station, or even work, focus your search on the south end of Southmoor Park.
