“North of I-70” Aurora Neighborhoods:
Aurora Highlands - 26 listings. 19 houses. $428K to $806K. $700K for 3,308 SF, 3 bed, 3 bath house built in 2022. Masterplanned 4,000 acre development that is in the very beginning stages.
Green Valley Ranch East - 32 listings. 32 houses. $403K to $746K. $563K for 2,326 SF, 3 bed, 3 bath house built in 2021. $0 to $2,340 annual HOA fee. Mixture of carriage homes with shared driveways, 55+ active adult community known as The Reserve, and traditional single-family houses. Picadilly Rd running north and south runs as the divider between Green Valley Ranch on the Denver side (west) and Green Valley Ranch on the Aurora side (east).
High Point at DIA - 34 listings. 34 houses. $521K to $675K. $591K for 2,958 SF, 4 bed, 3 bath house built in 2016. ~$360 to $690 annual HOA fee. Land includes five-star Gaylord Rockies Resort & Conference Center and wraps around the north side of the new Painted Prairie master-planned community. The neighborhood park includes playground, pools, and open field - not as large as Painted Prairie or Reunion but still good size.
Painted Prairie - 67 listings. 49 houses. $415K to $896K. $668K for 3,130 SF, 3 bed, 3 bath house built in 2021. ~$1000 annual HOA fee. Masterplanned community just south of the Five-Star Gaylord Rockies Resort & Convention Center. 129 acres of open space, miles of trails, and multiple parks. Listings mention a future Town Center featuring restaurants, hotels, farmers market, etc. Some homes have rooftop decks. Very new community with a number of homesites still left to be built out.
Singletree - 56 listings. 20 houses. $250K to $625K. $515K for 1,922 SF, 3 bed, 3 bath house built in 2001. $240 to $1,280 annual HOA fee. Made up of First Creek Farm condos and normal early 2000s single-family houses. East side is Parking Spot, an off-site parking lot for travelers flying out of DIA. Some listings mention hopping on the shuttle bus for easy transportation. Singletree Park is a 6.5-acre park with playground, basketball, picnic shelter, off-leash dog park, and open space. Just north of Denver’s Green Valley Ranch neighborhood.
“East of E-470” Neighborhoods:
Cross Creek - 23 listings. 23 houses. $525K to $678K. $625K for 3,843 SF, 4 bed, 3 bath house built in 2006. ~$650 annual HOA fee. Large homes. Just east of E-470 toll road. Community clubhouse, pool, and parks. Vista Peak School to the east has preschool, elementary, middle, and high school on one campus.
Traditions - 69 listings. 69 houses. $487K to $765K. $585K for 2,854 SF, 3 bed, 3 bath house built in 2016. ~$1,100 annual HOA fee. Just east of Vista Peak School which offers a preschool, elementary, middle, and high school on one campus. Parks, playgrounds, trails, skate park, clubhouse, and pool included in the neighborhood.
Adonea - 75 listings. 75 houses. $425K to $780K. $598K for 2,968 SF, 3 bed, 3 bath house built in 2018. ~$540 to $1,000 annual HOA fee. A little under a third of the homes are the Oakwood Carriage Home Collection where there are shared paver driveways and front yard landscaping is included. The rest of typical single-family houses. Neighborhood includes pool, clubhouse, outdoor basketball, sand volleyball, and multiple pocket parks throughout.
Harmony - 99 listings. 97 houses. $437K to $840K. $581K for 2,611 SF, 4 bed, 3 bath house built in 2021. xxxxx annual HOA fee. In beginning phases of long-term vision for 1,360-acre Harmony neighborhood. Modern community center. 6.5-acre community park. Trails. Dog park. Volleyball and basketball courts. Playground. Harmony Ridge K-8 STEM school. Community activities like garage sales, food trucks, corn hole tournaments.
Sky Ranch - 45 listings. 45 houses. $440K to $650K. $550K for 1,964 SF, 3 bed, 3 bath house built in 2020. $600 annual HOA fee. New school and rec center coming in 2023. Two parks and playgrounds. Some homes have mountain views.
Waterstone - 44 listings. 44 houses. $500K to $701K. $615K for 3,190 SF, 4 bed, 3 bath house built in 2022. $360 annual HOA fee. Neighborhood park. Lennar community. Just north of Murphy Creek and Murphy Creek Golf Course.
Murphy Creek - 104 listings. 90 houses. $363K to $760K. $580K for 2,867 SF, 4 bed, 3 bath house built in 2004. ~$1,000 annual HOA fee. Multiple homes back to Murphy Creek Golf Course, a city of Aurora public course.
“Southeast” Aurora Neighborhoods:
Tollgate Crossing - 64 listings. 59 houses. $411K to $818K. $627K for 3,139 SF, 4 bed, 3 bath house built in 2006. ~$200 to ~$500 annual HOA fee. Neighborhood park with pool, clubhouse, trails, tennis courts, pickleball courts, sand volleyball, “ninja warrior” adventure area, etc.
Sorrel Ranch - 62 listings. 23 houses. $290K to $820K. $700K for 3,501 SF, 4 bed, 4 bath house built in 2013. $720 - $1,152 annual HOA fee. Majority of listings are from two condo/townhome/patio home complexes - Redbuck at Sorrel Ranch built around 2006 and Sorrel Ranch built around 2021. They are both south of S Aurora Pkwy but on different sides of E Alexander Dr. 15 of the 23 single-family houses were built between 2005 and 2013. A newer section on the east side of the neighborhood bumps up median price for the neighborhood. Neighborhood includes pool, parks, and trails.
Wheatlands - 43 listings. 43 houses. $549K to $985K. $700K for 3,783 SF, 4 bed, 4 bath house built in 2012. $780 annual HOA fee. Wheatland residents (two adults and kids under 18) get free access to the new Aurora YMCA at Wetlands. Directly east of Southlands - the preeminent name in Southeast Aurora for outdoor retail, dining, and entertainment. Community pool, clubhouse, parks, trails, and fitness center. Pine Ridge Elementary inside the neighborhood.
Beacon Point - 46 listings. 40 houses. $503K to $1.2M. $893K for 4,718 SF, 5 bed, 4 bath house built in 2009. $600 - $1,656 annual HOA fee. Directly west of and with trails within the neighborhood leading to Aurora Reservoir where guests can paddle board, kayak, swim, fish, etc. Free access to Aurora Reservoir for Beacon Point residents. Neighborhood includes clubhouse, pool, tennis courts, and multiple playgrounds.
Southshore - 165 listings. 165 houses. $575K to $2.060M. $802K for 4,206 SF, 4 bed, 4 bath house built in 2019. $1,620 annual HOA fee. Name comes appropriately from its location on the south side of Aurora Reservoir. Many listings advertise the views of the water and access to get waterside. The neighborhood features two main community areas - The Lakehouse and The Lighthouse. Amenities include saltwater pool, fitness center, kitchen, childcare center, dog park, playgrounds, outdoor fire pit, trails, etc. Aurora Reservoir is an 820-acre lake with a sandy beach and swimming, fishing, and boating activities. Anchor Point Park includes a waterfall feature that feeds into Senac Lake, a small body of water where residents can pedal-boat, canoe, or dock fish. Altitude Elementary, Fox Ridge Middle, and Cherokee Trail High School are within the neighborhood borders. Neighborhood in final stages of being built out.
Serenity Ridge - 33 listings. 28 houses. $449K to $850K. $668K for 3,371 SF, 4 bed, 4 bath built in 2011. $1,080 annual HOA fee. Just west of Southshore neighborhood and just south of Fox Ridge Middle School and Cherokee Trail High School. Northwest corner is King Soopers-anchored shopping center. Small neighborhood park. Multiple trails.
Blackstone Country Club - 46 listings. 46 houses. $665K to $1.425M. $894K for 4,566 SF, 4 bed, 4 bath house built in 2017. ~$2,500 annual HOA fee. Multiple properties listed as High Plains Country Club rather than Blackstone. As part of the HOA dues, residents get access to clubhouse amenities such as the restaurant, workout facility, tennis, pickleball, pool, etc. - it does not include a golf membership with includes an initial investment plus monthly dues. Woodland Elementary recently opened.
Whispering Pines - 41 listings. 38 houses. $605K to $1.637M. $754K for 4,057 SF, 4 bed, 4 bath house built in 2017. $0 (included in metro district taxes) - $840 annual HOA fee. Some homes list Ponderosa Ridge, Tallyn’s Reach South, or Timber Ridge as the subdivision though they all fall under the overarching Whispering Pines metro district. Removing these small subsections of Whispering Pines increases median home price to $870K for similar square footage and build date. Neighborhood pool and clubhouse.
Inspiration - 161 listings. 161 houses. $590K to $1.324M. $769K for 4,142 SF, 3 bed, 3 bath house built in 2021. $1,100 - $2,2100 annual HOA fee. 50+ of homes are in a 55+ active adult community. Douglas schools rather than Cherry Creek schools that are so often mentioned with southeast Aurora.
Heritage Eagle Bend - 119 listings. 42 houses. $400K to $1M. $730K for 3,861 SF, 3 bed, 3 bath house built in 2003. $1,600 to $3,200 annual HOA fee. Consists of townhomes, duplexes, and single-family houses situated around Heritage Eagle Bend Golf Course. Other developments - Ridgeview Eagle Bend located north of 470 and Highland Village located between 470 and Aurora Parkway are technically within the Heritage Eagle Bend boundaries but more so go by their development’s name. The golf oriented Heritage Eagle Bend community is age restricted to 45+. While it started at 55+, the housing crisis 10+ years ago lead the community to lower the age to increase potential buyer pool. Many of the duplexes are the size and live like single-family homes though they share a wall with a neighbor.
Saddle Rock Golf Club South - 75 listings. 39 houses. $310K to $1.378M. $810K for 4,736 SF, 4 bed, 4 bath house built in 2002. While the Aurora Neighborhoods map shows a Saddle Rock Golf Club South, East, and North, it in some ways makes sense to divide properties into simply north and south by Arapahoe Rd. Saddle Rock Golf Course is a city of Aurora public course. 15 homes sold for over $1M. Grandview High School, in the Cherry Creek School District, is bordering the neighborhood on northwest side.
Saddle Rock Golf Club North - 39 listings. 19 houses. $370K to $1.225M. $890K for 4,914 SF, 4 bed, 4 bath house built in 2001. Very similar to Saddle Rock Golf Club South.
Forest Trace - 10 listings. 10 houses. $735K to $1.1M. $871K for 4,372 SF, 5 bed, 4 bath house built in 2017. Small, newer neighborhood built by Richmond Homes. No neighborhood park or pool but trails will get you to Panera Bread, Mod Pizza, and others while going a bit further and crossing Smoky Hill Rd will take you to Southland outdoor mall.
Tallyns Reach North - 34 listings. 34 houses. $520K to $1.3M. $718K for 3,623 SF, 4 bed, 4 bath built in 2006. $985 to $1,080 annual HOA fee. 2nd highest listing sold for $990K. Golden Eagle Park and Tallyns Reach Library (Aurora Public Library) on west side of neighborhood with Coyote Hills Elementary on the east side.
Tallyns Reach - 59 listings. 59 houses. $625K to $1.365M. $812K for 4,503 SF, 4 bed, 4 bath house built in 2004. 11 homes over $1M. Big neighborhood with multiple branches off Arapahoe and Aurora Parkway. Community pool, tennis/pickleball courts, playground, walking paths, park, clubhouse. Black Forrest Hills Elementary School on eastern side of neighborhood.
