Is DIA a Good Place to Live:
Location and Getting Around: The DIA neighborhood roughly encapsulates a wide band around Pena Blvd and Tower Road on its way to the Denver International Airport. Pena Station serves as the last light rail stop before Denver International Airport. Going the opposite directions, riders can take it all the way to Union Station in the heart of downtown Denver.
Housing Options: 50 residences sold in 2021. 3 of them were houses. While the land mass of the DIA neighborhood is one of the largest in Denver, the footprint is overwhelmingly occupied by the international airport. Residences are centered around 56th and Tower Road. Many would simply lump these homes in with Green Valley Ranch vs calling it a separate neighborhood. The vast majority of properties are 2-3 bedroom condos or townhomes built in the early 2000s and selling for $250K to $400K. A few properties are affordable housing homes where income restrictions apply.
Shopping and Entertainment: Tower Road has been built up with numerous hotels to serve airport travelers along with retail and restaurants. Traveling south along Tower into Green Valley Ranch will bring up more grocery stores and big box stores like Walmart, Home Depot, Best Buy, etc.
Parks and Rec: Not sure if there is a single park within the actual neighborhood boundaries though Rocky Mountain Arsenal Wildlife Refuge just to the west offers numerous trails. Green Valley Ranch to the south also offers a few park options.
Land Use: The airport and related uses (warehouses, rental car lots, etc.) take up the wide majority of land in the neighborhood. Denver International Airport (often referred to as DIA by locals but known in the travel world as DEN) is actually the largest airport in the US by land mass, covering over 50 square miles. Tower Road and 56th Ave are main arteries in and out of residential areas to Pena Blvd or I-70 that get you to the airport or on your way downtown or to the mountains.
