Is Cole a Good Place to Live:

 

Location and Getting Around: Bordered by MLK Jr Blvd to the south, 40th to the north, Walnut on the northwest, Downing on the west, and York to the east. 30th & Downing is the closest light rail station with easy access to downtown. Or you can get dropped off a few minutes to the northeast at 40th and Colorado to take the A-line light rail route to the airport out east.

Housing Options: 82 residences sold in 2021. 63 of them were houses. 34 of the residences were constructed prior to 1900. There are a number of small Victorian homes with ornate woodworking on the exterior and small lots where the front door is a few feet from the street curb. While some lots do look a bit run down, there are others that show great pride of home ownership. Developers believe in the area too as shown by the number of newer builds (both townhomes and individual houses). You can buy a home for under $300K or spend over $1M.

Shopping and Entertainment: Proximity to RiNo, LoDo, Whittier, Cole, downtown, etc. Residents can easily ride their bike to local coffee shops and breweries.

Parks and Rec: The 39th Ave Greenway is the latest redevelopment project in terms of park space in the area. Russell Square Park is a smaller park in the neighborhood and St Charles Rec Center is a Denver Rec Center on the west side. A few minutes to the south is the main park attraction in the city of Denver. City Park is over 300 acres and, beyond all the normal park amenities you would expect, is also the home the the Denver Museum of Nature and Science and the Denver Zoo.

Land Use: There is industrial on the north end of the neighborhood, though much of space is getting repurposed as Industry co-working space, RiNo Beer Garden, Denver Rock Drill, etc. The rest of the neighborhood land is used as you would expect - residential with schools and parks scattered throughout.
