Denver - Montclair
Is Montclair a Good Place to Live:
Location and Getting Around: Bordered by Colfax to the north, 6th Ave to the south, Holly to the west, and Quebec to the east.
Housing Options: 192 residences sold in 2021. 148 of them were houses. On the lower end of the price range are townhomes, condos, duplexes, etc. in generally updated shape but only around 750 SF in size. The upper 10% of homes are 3K+ SF in size and range from renovated old, historic homes to new builds constructed in the last few years. The focal home of the neighborhood is the Richthofen Castle. Purchased by its current owners in 2012, the original structure built in 1886 was literally constructed as a castle with look out tower and moat. Future owners completed renovations to grab a more Tudor feel. While the castle is still standing today, the surrounding acreage was sold off in the 1950s and developed into the single family lots you see driving around the neighborhood today.
Shopping and Entertainment: While the northwest corner of the neighborhood has a King Soopers, Safeway, Walgreens, etc., most homeowners point to the proximity of other amenities. The Montclair neighborhood is pretty well centered between Lowry, Central Park, Colorado Blvd, City Park, and Cherry Creek.
Parks and Rec: Smaller parks that nearby homeowners might walk to. Mayfair Park. Kittredge Park. Montclair Park. Denison Park. Not too far from City Park (zoo, museum, golf, concerts, etc.), a much bigger and more well known park.
Land Use: Residential use dominates the neighborhood with the exception of retail along the busy Colfax Avenue and grocery stores a block south.
