Is City Park a Good Place to Live:
Location and Getting Around: Bordered by Colfax (15th) to the south, 23rd to the north, York to the west, and Colorado to the east.
Housing Options: 64 residences sold in 2021. 19 of them were houses. Across the entire price range for the neighborhood is a mixture of 100+ year old homes, new builds, and condo units with amazing views in the high-rise Pinnacle at City Park.
Shopping and Entertainment: Bluebird Theater and Denver Biscuit Company on the north side of Colfax are two well known spots among residents of Denver with Tattered Covered Bookstore, Cerebral Brewing and others just across the street.
Parks and Rec: City Park is the largest park in the city of Denver. It’s not only the largest, but also has the largest number of amenities on site - Denver Zoo, Denver Museum of Nature and Science, a pavilion that houses Jazz in the Park in the summer, trails, lakes, athletic courts, etc. If you could only spend the day at one park in Metro Denver, there is a good chance that it should be City Park.
Land Use: The actual City Park runs the entire width of the neighborhood from 17th to 23rd leaving an area only two blocks wide (15th to 17th) for development. Carla Madison Rec Center and Dog Park lay on the southeastern corner along with Denver East High School. Retail and restaurant uses are on the main thoroughfare of Colfax. The remaining land is residential.
