Denver - South Park Hill

Is South Park Hill a Good Place to Live:

 

Location and Getting Around: A few minutes east of downtown. Bordered by Colfax to the south, 23rd Ave to the north, Colorado to the west, and Quebec to the east.

Housing Options: 189 residences sold in 2021. 169 of them were houses. Pride of home ownership is apparent throughout the neighborhood, from old, small condos built in the 1940s and 50s selling for under $300K to historic grand $2M+ estates perched on a hill overlooking the treasured 17th Ave Parkway.

Shopping and Entertainment: Listings mention Colfax, Colorado Blvd, Cherry Creek, downtown, Central Park, Lowry, Montclair, etc. Nothing is all that far. Oneida Park offers Thursday evening farmers’ market, live music, and local restaurants like DANG Soft Serve and Torpedo Coffee. Kearney St and 22nd offers shops and restaurants like Cake Crumbs Bakery and Cafe and Oblio’s Pizza.

Parks and Rec: City Park is directly across Colorado Blvd to the west and is home to Denver Museum of Nature and Science, Denver Zoo, and a multitude of other amenities you would expect in the largest park in the city of Denver. To the east, across Quebec, is Fred Thomas Park, McNichols Park, and Greenway Off Leash Dog Park that will eventually take you to the heart of Central Park, another very notable park in the city of Denver.

Land Use: 17th Ave Parkway, Monaco Parkway, and Forest Parkway are all picturesque streets where old, established trees are rooted in wide medians that divide traffic directions. South Park Hill is dominated by residential housing with schools and places of worship scattered throughout. The one main exception is along Colfax, a main east-west corridor for Denver residents, that has a combination of local and chain restaurant and retail uses.
