Denver - Congress Park

Is Congress Park a Good Place to Live:

 

Location and Getting Around: Bordered by 6th Ave to the south, Colfax (15th) to the north, York (University) to the west, and Colorado to the east.

Housing Options: 238 residences sold in 2021. 140 of them were houses. The lower third of the price range will get you a 1960s condo in a low-rise or mid-rise building with a certain amount of charm and character. A single family house will be $500K+. A 7th Ave address will set you back $2M+ for it’s history, lot size, home size, and overall prestige. No matter what street you live on in Congress Park, you are never too far from a tree-lined street with architecturally pleasing, historic homes. Fewer new builds than surrounding neighborhoods.

Shopping and Entertainment: 12th Ave. Colfax. 9+CO at Colorado and 9th Ave. World-class Cherry Creek shopping nearby. Quite simply, in Congress Park, you aren’t more than a couple of miles away from any shopping and dining you might desire.

Parks and Rec: Congress Park within neighborhood boundaries though Denver Botanic Gardens and Cheesman Park just to the west and 300+ acre City Park (Denver Zoo, Denver Museum of Nature and Science, City Park Golf Course, playground, tennis courts, pavilion, lakes, etc.) is a few blocks north at 17th Ave.

Land Use: Some retail at 12th Ave. Main retail along Colfax and Colorado. East 7th Ave Historic District is home to large historic mansions setback on large lots. National Jewish Health sits on the northeast corner of Congress Park.
