Is Clayton a Good Place to Live:
Location and Getting Around: Bordered by MLK Jr Blvd to the south, 40th to the north, York St to the west, and Colorado to the east.
Housing Options: 80 residences sold in 2021. 66 of them were houses. Wide range of housing in regards to size, age, and architecture. Whereas Northeast Park Hill neighborhood to the east is almost solely early 1950s ranch, the Clayton neighborhood offers homebuyers Victorian style from early 1900s, craftsman from the 1920s, Tudor from the 1930s, ranches from the 40s and 50s, all the way to newer construction of 2500+ SF from the last 10 years.
Shopping and Entertainment: Park Hill Supermarket, Walgreens, Jim’s Liquors, Rivers and Roads Coffee, Big Raven Bread, and others can get residents the staples day to day though many listings will note the neighborhood’s proximity to larger shopping destinations such as Cherry Creek, Northfield Shopping, and downtown.
Parks and Rec: Schafer Park and City of Nairobi Park are within neighborhood boundaries though many listings will point to the neighborhood’s proximity to City Park (largest park in Denver), just a few blocks south.
Land Use: While the majority of land is occupied by single family residential use, there are other notable uses within Clayton borders - schools, Cohesion Brewing, and even a Rivian Service Center. York Street Yards is a trendy coworking space making reuse of an early 1940s Denver Medical Depot built by the US Army. Eleven red brick buildings lie just north of Schafer Park and offer tenants a wide range of amenities. Many would say the trend of repurposing old industrial buildings for trendy coworking space began a mile southwest of Clayton in the River North Art District (or RiNo).
