Denver - Skyland

Is Skyland a Good Place to Live:

 

Location and Getting Around: Bordered by MLK Jr Blvd to the north, Colfax to the south, York to the west, and Colorado to the east.

Housing Options: 88 residences sold in 2021. 69 of them were houses. Homes range from small 500 SF renovated units in a multiplex to 3K+ SF new construction homes complete with rooftop decks and ADUs over a 3-car garage. Architecture varies in the neighborhood. Most lots have mature landscaping. Developers and custom home builders have definitely constructed their fair share of homes in a neighborhood with some homes dating back to the 1800s. The ability to construct an Accessory Dwelling Unit is mentioned multiple times in the 80+ listings of Skyland.

Shopping and Entertainment: Proximity to RiNo, downtown, City Park, I-70 to the mountains or the airport, Uptown, LoDo, Cherry Creek, Cole-Whittier, possible new Rock Drill development, etc. Quite simply, residents of Skyland are a short bike ride or Uber ride away from plenty of options.

Parks and Rec: J. Langston Boyd Park on the east side though the main park to note is just to the south. Just south of City Park Golf Course is the largest (300+ acres) and most amenity rich (Denver Zoo, Denver Museum and Nature and Science, Jazz in the Park, ponds, athletic courts, trails, etc.) park in Denver, City Park.

Land Use: Southern third of Skyland is occupied by the recently renovated ($45M) City Park Golf Course. Colorado Blvd has a few retail spots and there are a few churches and schools scattered throughout Skyland, but the majority of land is reserved for residential use.
