Denver - Northeast Park Hill

Is Northeast Park Hill a Good Place to Live:

 

Location and Getting Around: Shaped like Utah. Bordered by MLK Jr Blvd to the south, 48th and 52nd to the north (hence the Utah shape), Colorado/Hwy 2 to the west, and Forest St and Quebec to the east (again, the Utah shape). I-70 going from the mountains to Kansas goes right through the middle of the neighborhood. The 40th and Colorado light rail station is just to the west of the neighborhood for easy mass transit to downtown or the airport.

Housing Options: 224 residences sold in 2021. 124 of them were houses. While some neighborhoods have a large gap in terms of housing offered from lower to higher end of the neighborhood price range, there is a good chance that in buying a home in Northeast Park Hill that you will end up with early 1950s brick ranch home. While there are other offerings (newer townhomes mainly), a higher price will generally just get you more square footage.

Shopping and Entertainment: There is not too much within neighborhood boundaries for shopping though residents aren’t that far from downtown, Cherry Creek, Central Park, and Northfield. Station 26 Brewing comes up consistently in listings for the neighborhood.

Parks and Rec: Skyland Park. Martin Luther King Jr Recreation Center. City of Axum Park. Park Hill Golf Course closed a few years ago and serves as open space until the developer, city, and residents can agree on the land’s future.

Land Use: The northern half to two-thirds of the neighborhood is warehouse (Safeway Distribution, Granite Depot, Goodwill Outlet World, etc.). The lower third or so of the neighborhood is residential use. The possible redevelopment of the former Park Hill Golf Course on the west side of the neighborhood is one of the more interesting topics regarding land use in Metro Denver. Hotels and restaurants line Colorado Blvd on the east side of the neighborhood.
