Is Hale a Good Place to Live:
Location and Getting Around: Bordered by 6th to the south, Colfax (15th) to the north, Colorado to the west, and Holly to the east.
Housing Options: 255 residences sold in 2021. 119 of them were houses. The lower third of the price range for the neighborhood gets you a condo in a 1960s mid-rise or high-rise complex. A single family house will start at $450K for the neighborhood though that price quickly jumps to $600K+ for the majority of single family homes (90% of homes in Hale sold for over $600K in 2021). In buying a home in Hale, you are almost guaranteed an architecturally pleasing exterior with the neighborhood’s fairshare of Craftsman Bungalow and Tudor homes built in the 1930s and 1940s. $800K+ starts to get into more modern townhome and single family homes. 33 of the 255 properties to sell were part of a new townhome development along 8th Ave selling for $1M to $1.6M each.
Shopping and Entertainment: 9+CO is a new mixed-use development of apartments, retail, and restaurants at 9th and Colorado on the west side of the neighborhood. Colorado is a main road within Metro Denver for most all your retail needs. Colfax has a more eclectic offering of retail uses. Many listings promote proximity Cherry Creek North Shopping District.
Parks and Rec: Lindsley Park. Not that far from 300+ acre City Park.
Land Use: Colorado Blvd is a main north/south artery within Metro Denver and is lined with retail use (chain restaurants, Home Depot, Target, King Soopers, etc.). Rose Medical Campus is in the middle of the neighborhood along with churches and other business uses extending west to Colorado Blvd. The rest of the neighborhood is residential.
