Denver - North Park Hill

Is North Park Hill a Good Place to Live:

 

Location and Getting Around: Bordered by 23rd Ave to the south, MLK Jr to the north, Colorado to the west, and Quebec to the east. Close to I-70 for direct shot to the moutains, I-225 for the Tech Center (or take Monaco straight south) or to catch I-25 south to Colorado Springs.

Housing Options: 240 residences sold in 2021. 231 of them were houses. There is a large amount of single family homes from the 1940s and 1950s. Home prices move as you would expect from single story, roughly 1K SF homes to similar homes with basements to larger homes. A good number of homes have been very nicely renovated inside. The higher end of the price range generally gets a buyer a larger, renovated home with a possibly more architecturally pleasing home of craftsman or Victorian built around the 1920s. $1M+ properties are more so grouped in the southwest corner, closer to City Park, which generally lines up with the fact South Park Hill has a higher price point than Northeast Park Hill and closer to downtown is pricier than further from downtown.

Shopping and Entertainment: Fairfax between 28th and 29th Ave offers a one-block stretch of retail including Sexy Pizza (one of three locations in Denver and offering one of my favorite New York style pizzas in town), Long Table Brewhouse, Em’s Ice Cream, etc. Listings will mention Northfield Mall, Stanley Marketplace, Oneida Street, Central Park Town Center, Quebec Square, 23rd and Kearney Street, Cherry Creek, and Downtown Denver.

Parks and Rec: Fairfax Park is in the center of the neighborhood but takes up the equivalent of only one or two residential lots. City Park, the largest park in the city of Denver and including destinations like the Denver Zoo and Denver Museum of Nature and Science, lies just on the southeastern border of the neighborhood. The recently renovated City Park Golf Course is just north of City Park. J. Langston Boyd Park, City of Axum Park, and Fred Thomas Park are also all adjacent to North Park Hill streets.

Land Use: North Park Hill is heavily residential. Even streets that typically are lined with retail and business uses along other neighborhoods (Colorado Blvd in particular) are simply lined with backyard fences of North Park Hill residents. A few schools and churches also lie within North Park Hill.
